Project Brief

Scope: Mixed-use pedestrian artery for Amman's New Downtown: hotels, offices, residential, retail programming organized along linear boulevard. Three-platform development connected by terraces, stairs, suspended bridges, and sloping esplanades. Comprehensive design services including value engineering and cost optimization studies.
Challenge: Create prime pedestrian experience on site with challenging topography and wind exposure while maintaining economic viability for investors across multiple industries. Design consistent urban framework that accommodates diverse architectural character across individual buildings - balancing coherent public realm with varied building identities. Resolve significant grade changes across linear site into seamless pedestrian experience.
Approach: Three-platform strategy with continuous vertical connections (terraces, stairs, suspended bridges, gently sloping esplanades) resolves topography into comfortable pedestrian circulation throughout boulevard length. Consistent urban framework establishes design guidelines while permitting architectural variety across individual buildings. Value engineering and cost optimization studies preserved development economics without compromising pedestrian experience or design quality. Wind mitigation strategies integrated into public realm design.
Status: Completed

Our Response

Laceco responded to the above objectives by:

Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings.

Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds.

Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development.

Conducting value engineering and cost optimization studies to preserve economic viability of the development.

Our Response

Laceco responded to their requirements by designing a consistent urban framework that provided a diversity in the individual architectural character of buildings and curating a seamless pedestrian experience in a site that had a challenging topography and winds. The scheme divides the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development. In addition to the design services, value engineering and cost optimization studies were carried out to preserve economic viability of the development.
