Project Brief

<p>Scope: 94-unit residential complex (2- and 3-bedroom apartments) composed of two distinct buildings: 20-floor corner tower with single-floor apartments and residential strip with duplex configuration. Kiln-fired brick volumes reference Beirut&#x27;s traditional red-tiled roofs.<br>Challenge: Maximize views from two contrasting site conditions - prominent corner location versus inner road setting. Design 94 units across diverse typologies (single-floor apartments and duplexes) while maintaining architectural coherence. Reference Beirut&#x27;s architectural heritage (red-tiled roofs) in contemporary residential language. Create quality residential product on constrained urban site with competing envelope and view requirements.<br>Approach: Two distinct building typologies respond to specific site opportunities. Corner tower rises 20 floors with single-floor apartments optimizing northern sea views and views to facing LAU campus. Residential strip on inner road sets back from street - duplex configuration elevates all apartments above street level to capture west shoreline views while creating unique 2- and 3-bedroom duplex typology. Kiln-fired brick materiality unifies both volumes while paying tribute to Beirut&#x27;s warm, textured architectural tradition.<br>Status: Completed</p>

Project Description
The Boulevard is the mixed use artery of Amman’s new downtown. It includes hotels, offices, residences, retail uses and was designed to attract a flow of pedestrians intrigued by its programmatic variety. The project is currently one of the most successful public spaces in Amman, and is adopted by local communities as a focal point for commercial and civic activities.
The Brief
Abdali Boulevard Company aimed to achieve two objectives:
• Creating a prime pedestrian experience in Amman
• Developing a district that is economically attractive to investors coming from multiple industries (hospitality, corporations, retail, etc.)
Our Response
Laceco responded to the above objectives by:

• Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings
• Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds
• Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development
• Conducting value engineering and cost optimization studies to preserve economic viability of the development

Laceco responded to the above objectives by:

Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings.

Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds.

Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development.

Conducting value engineering and cost optimization studies to preserve economic viability of the development.

Our Response

Laceco advised the client on regulatory strategies aimed at maximizing sellable area and developed a district master plan that integrated a 22-floor residential tower, a hotel, and lower ground retail uses. The scheme differentiates each component architecturally and functionally while preserving a character of unity.
