Project Brief

<p>Scope: Master plan for 130-hectare new district on abandoned old airport site southeast of Jeddah. 330,000m²+ built-up area integrating residential, commercial, leisure park, regional mega-mall, luxury hotels, and Sports City (Olympic Stadium and multipurpose arena). 45-hectare prototype district serving as planning basis.<br>Challenge: Transform 130-hectare abandoned airport site into vibrant multipurpose district reviving old port area. Integrate diverse and substantial programming - residential neighborhoods, regional-scale retail (mega-mall), luxury hospitality, Sports City with Olympic facilities, entertainment venues - into cohesive, self-sustaining district with distinguished identity. Maintain pleasant, low-density living environment despite 330,000m²+ program ambition. Leverage pedestrian and vehicular connections to Old City - ensuring new district integrates with rather than isolates from historic Jeddah.<br>Approach: Master plan developed from 45-hectare prototype district - establishing planning principles scalable across full 130-hectare site. Programming integrates residential, commercial, F&amp;B, and entertainment creating dynamic mixed-use environment. Sports City (Olympic Stadium, multipurpose arena) establishes district as regional and international sporting hub. Large site area enables low-density development despite substantial program - 330,000m²+ distributed generously across 130 hectares creates pleasant living environment rather than dense urban core. Strategic connections to Old City leverage existing pedestrian and vehicular networks - physically and functionally integrating new district with historic port area.<br>Status: Completed</p>

Project Description
The Boulevard is the mixed use artery of Amman’s new downtown. It includes hotels, offices, residences, retail uses and was designed to attract a flow of pedestrians intrigued by its programmatic variety. The project is currently one of the most successful public spaces in Amman, and is adopted by local communities as a focal point for commercial and civic activities.
The Brief
Abdali Boulevard Company aimed to achieve two objectives:
• Creating a prime pedestrian experience in Amman
• Developing a district that is economically attractive to investors coming from multiple industries (hospitality, corporations, retail, etc.)
Our Response
Laceco responded to the above objectives by:

• Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings
• Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds
• Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development
• Conducting value engineering and cost optimization studies to preserve economic viability of the development

Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings.
