Project Brief

<p>Scope: Complete wet utilities design (concept through detailed design) for 45+ resort villas plus Royal Villa luxury retreat in Khorfakkan coastal mountains overlooking heart-shaped beach. Water supply systems: irrigation network with dedicated reservoirs and pump stations aligned with landscape strategy (comprehensive water demand studies conducted), centralized domestic water supply with reservoirs and pumping stations handling elevation differences and demand loads, Civil Defense-compliant firefighting network with tanks and pumps covering all built-up areas. Wastewater: gravity-based sewage system (pipes, manholes, inspection chambers) with holding tanks sized for daily load (no municipal connection available). Stormwater: surface drainage system (inlets, channels, buried pipe networks) coordinated with road/site grading, SuDS integration (infiltration trenches, swales, permeable surfaces), flood mitigation strategy developed with hydrology specialists.<br>Challenge: Design reliable, sustainable utilities infrastructure within dramatic and sensitive terrain (steep slopes, rocky formations, coastal setting). Navigate significant elevation changes across hillside site requiring pressure management. Address absence of municipal sewage connection - requiring on-site holding solution. Manage stormwater and flood risk from catchment runoff threatening infrastructure in extreme storm events. Balance technical performance with environmental sensitivity in picturesque natural setting.<br>Approach: Phased utilities design progressed from concept through detailed design across all systems. Comprehensive water demand studies informed irrigation network sizing - dedicated reservoirs and pump stations aligned with landscape strategy. Centralized domestic water supply with reservoirs and pumping engineered for site elevation differences and variable demand. Civil Defense-compliant firefighting network ensures coverage across all built areas. Gravity-based sewage system conveys to adequately sized holding tanks compensating for municipal connection absence. Surface water drainage coordinated with road and site grading manages runoff efficiently. SuDS integration (infiltration trenches, swales, permeable surfaces) enhances sustainable runoff management and environmental performance. Collaboration with hydrology specialists produced flood mitigation strategy addressing catchment runoff - protecting infrastructure from storm events and ensuring project resilience.<br>Status: Ongoing</p>

Project Description
The Boulevard is the mixed use artery of Amman’s new downtown. It includes hotels, offices, residences, retail uses and was designed to attract a flow of pedestrians intrigued by its programmatic variety. The project is currently one of the most successful public spaces in Amman, and is adopted by local communities as a focal point for commercial and civic activities.
The Brief
Abdali Boulevard Company aimed to achieve two objectives:
• Creating a prime pedestrian experience in Amman
• Developing a district that is economically attractive to investors coming from multiple industries (hospitality, corporations, retail, etc.)
Our Response
Laceco responded to the above objectives by:

• Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings
• Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds
• Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development
• Conducting value engineering and cost optimization studies to preserve economic viability of the development

Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings.

Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds.

Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development.
