Project Brief

<p>Scope:<br>A small-scale residential development in Beirut’s downtown, consisting of 13 apartments and ground-floor retail, designed to create a luxurious yet intimate living experience while standing out architecturally within its neighborhood.<br><br>Challenge:<br>To deliver a high-end residential experience that reflects the client’s vision and craftsmanship, while carefully integrating the building into the dense downtown context and enhancing user experience in shared and private spaces.<br><br>Approach:<br>Laceco designed four individually curated facades for pedestrian views, using a subtle interplay of shapes and materials. Special attention was given to the design and character of cores, gathering areas, balconies, and ground-floor retail spaces to enhance everyday living and community interaction.<br><br>Status:<br>Completed</p>

The Boulevard is the mixed use artery of Amman’s new downtown. It includes hotels, offices, residences, retail uses and was designed to attract a flow of pedestrians intrigued by its programmatic variety. The project is currently one of the most successful public spaces in Amman, and is adopted by local communities as a focal point for commercial and civic activities.
The Brief
Abdali Boulevard Company aimed to achieve two objectives:
• Creating a prime pedestrian experience in Amman
• Developing a district that is economically attractive to investors coming from multiple industries (hospitality, corporations, retail, etc.)
Our Response
Laceco responded to the above objectives by:

• Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings
• Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds
• Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development
• Conducting value engineering and cost optimization studies to preserve economic viability of the development

Our Response

Laceco responded to the above objectives by:

Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings.

Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds.

Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development.

Conducting value engineering and cost optimization studies to preserve economic viability of the development.

Our Response

A programmatic strategy was developed that aligned with the client‚ leasing strategy and ensured that shoppers are incentivized to visit the mall‚ four floors. Sustainability features were engineered to leverage Amman‚ significant temperature fluctuation and lead to a reduction of the HVAC operating expenses. Last of all, the roof was designed with tensile structures to provide an aesthetically pleasant view from surrounding towers.

Laceco designed a building whose four facades were individually curated for pedestrian views with a subtle play of shapes and materials. The building was programmed for an intimate residential community of 13 apartments and special attention was given to the user experience in the design and character of the cores, gathering areas, balconies, and retail outlets located at the ground floor.
